Location

Secluded and only 3 km from Santa Eulalia. This stunning luxury home was formerly the home of an astronomer, hence the name “El Observatorio”. The Land

The sloping hillside plot extends to some 1.600 m2 and is totally enclosed with local stone walls and fences.

There is a paved parking space for two cars at the main (upper) entrance, and for two more at the (lower) garden entrance.

The large upper terrace, which opens from the main salon, is ideal for open air dining and barbeques. The extensive lower terrace is paved in "German Stone" and is where an ovoid infinity pool can be found, as well as a 'folly' in the form of a pergola or temple and a shaded chill out area.

The Villa

The house has a total built living area of 313 m2.

The design concept of the house is a minimalistic spacious 'Bauhaus' inspired Mediterranean villa, built on 3 floors. It has been extensively upgraded to luxury standards by its current owner - the last major project (the master suite) was completed in 2007/8. "El Observatorio" is a year round family home with additional separate accommodation for friends, relatives or staff.

The upper level - The principal accommodation comprises an entrance hall, lobby, fully fitted American kitchen and bar. The large open plan salon opens through wide sliding glass doors to a generous terrace with awe inspiring sea views. There is a flush fitted 'Jotul' wood burning stove in the salon. Ground level - Utilities and machinery rooms: Laundry with American "Whirlpool" equipment, two dry floored cellars, and a small exterior paved drying patio, pool machinery room.

Technical Data

The house enjoys recently upgraded mains electricity, butane gas central heating and hot water, telephone and broadband. The plumbing and all equipment has been recently installed and regularly maintained by a highly regarded local contractor. Double glazing throughout except the salon where wood has been retained as a feature. Town mains water is not available - the house is higher than the reservoir! There is storage for 40 tonnes of water in two subterranean cisterns. Water is either delivered as necessary or collected from the roof terrace in the rainy season. Satellite and terrestrial TV antennae are located on the roof. The house and pool area are wired for sound.
